President Arnie Biondo welcomed everyone to the Centerville Rotary Club and led the Pledge of Allegiance. PDG Harvey Smith provided the prayer. Lee Hieronymus led the group in singing God Bless America.

The Rotary Theme this month is: Membership & Extension so we will continue on building our membership.
Sofie Ameloot reporting for the new Social Committee announced our long awaited social outing is planned for Tuesday August 30, 2022 from 5:30 till 7:30 at Sueño, 607 East 3rd street, Dayton. We can't wait to see you and please bring a friend that might be interested in becoming a member! We will have a little wine tasting and there will be some dips and chips to snack on. If you like to order a more substantial meal for yourself, you are welcome to do so of course, at your own expense. Please let Sofie know if you can attend and how many others you will be bringing.
Next week we will induct new member Chris Norman, and another guest has expressed an interest in joining. Ashlee Walton also wants to join and will be back next week.
President Biondo encouraged everyone to invite guests to our meeting. Jack Durnbaugh has resigned from club due to work commitments.
Membership Committee will meet next week 11:15 am at Yankee Trace. They welcome more members and ideas on how to increase membership.
33% of our club has not been to a meeting this year. Please call those you haven’t seen in awhile and invite them back.

- Jim Stuart was excited the Rotary team of Scott, Chuck King, Kelly McDonald, and him shot 6 or 7 under par at the Optimist Golf Outing, but surprisingly, the winning team shot 23 under par!
- Brad Huffman has been gone a lot on vacation, and college visits where he picked up COVID. They plan to go to Ireland after Labor Day to see Garth Brooks.
- Lee Hieronymus is going to Franklin on vacation.
- Jeff Senney spent last week at Lake Erie where he caught a 12 pound fish, then to Put in Bay w/Sharon, followed by taking the kids to a Guardians game.
- Adam Manning was in Nashville last week for a conference where a Shark Tank celebrity was the key note speaker. He apologized for having to leave early today as his Great Aunt passed away - the last family member of that generation.
- Brian Hayes for his wife’s birthday.
- Kim Senft-Paras was just happy.
- Chris Norman is going to be a grandpa!
- Kelly McDonald was happy for playing in the Optimist golf outing and was pleased to finally see the Dragon’s game, including a grand slam in 3rd inning.
- Mike Wier noted since his wife had just gotten out of the hospital, he stayed home with her instead of going to the Dragon’s game, so he figures him staying home kept the rain away this time!
- Chuck King enjoyed playing in the Optimist Golf Outing and announced he was notified by the District that our grants were approved so we will receive $1500 for the Dictionary/Thesaurus program and $3000 for winter coats.
- Susan Schnell had no clean laundry money, but her son actually gave change back from a twenty, and she was happy to finish the house painting project.
- Wayne Davis was happy.
- Boyd Preston was happy Delphine’s surgery went well, and asked Brad Huffman if he knows that Garth Brooks is an American artist who actually holds concerts in this country?
- Jim Harris for his wife’s birthday who had a great time celebrating.
- Harvey Smith was sorry Carol had to be ostracized at her own table today (by choice since she is recovering from COVID.)
- Brad Thorp said his wife spent all their happy dollars at a wine tasting last night. And he also has a great fundraiser idea - go to areas of drought and have Mike Wier plan a baseball game ;-)
- Arnie Biondo was excited the Reds & Cubs will play on the Field of Dreams field in Iowa tonight.
- Ron Hollenbeck just got back from doctor for his annual case of poison ivy from working at the Grotto.

Our speaker today was Lisa Gores-May to share Real Estate Market News
Lisa has been a Top 25 realtor since 2003, she started taking classes for fun and graduated from Wright State University. She now has 25-30 agents at her business, Glass House Realty.
Lisa noted that every day people ask her about the housing bubble. In her opinion, she said there is no housing bubble but instead, we are correcting what has been going on in the past several years due to:
- Low interest rates during COVID — average rate has been 5-6%, not 2.5% as in COVID
- Mobility in jobs - people working from home, combining homes, moving to more affordable market
- Low inventory - people were afraid to open doors to let others in to sell house
Six months ago Lisa would list a house, expect 10-20 offers in a day or two, and the final price be 10-12% over the asking price. Then 3-4 months ago, the market started to shift to more normal, selling in 7-10 days (pre-pandemic it was closer to 60 days).
Still don’t have enough listings. Average number of homes in the Dayton area was 2,500 before COVID. A year ago there were only 900. Today the number is closer to 1,600.
No short term loans or sub prime loans allowed any more. All details for sale required 3 days ahead and the average credit score is 42 points higher.
She is finding people listing their house when they haven’t made a payment in months. The price of the home sale is offset by what they owe.
Rent has increased by 50%. Builders are still building and people are still buying, it’s just a slower pace than during the pandemic.
Sellers were getting greedy during the pandemic, but it’s evening out now.
Is there a beak for first time buyers? The Ohio Housing Finance Agency provides assistance but its not just for first time homeowners - income and credit score limits are considered. Those programs are very pared down now, however the down payment assistance program still exists.
Condos traditionally take longer to sell, but not now. They are moving at the same speed as single family homes.
Will property values increase affect property taxes? Hope not. Property values are stabilizing so hopefully settles down before next reevaluation.
